The Savoy on Palm: A Strategic Win

Located at 401 South Palm Avenue, Savoy on Palm is one of downtown’s most sophisticated boutique buildings. I recently represented the buyers for an 8th-floor residence that offered exactly what they were looking for: privacy, luxury, and a prestigious address.
The Negotiation Strategy
The property was originally listed at $3,375,000 and had been reduced to $2,995,000. Recognizing a window of opportunity, we structured a highly competitive offer:
- Offer Price: $2,700,000 cash.
- Terms: Sold “as-is” with a 7-day right to cancel.
- Due Diligence: This window gave my buyers time to conduct a thorough inspection and confirm the liquidity of their investment funds.
After spirited negotiations, all parties reached a consensus at a final sale price of $2,800,000.
Preserving the “Ju-Ju”
In luxury real estate, the energy of a deal matters as much as the numbers. While the inspection was largely clean, a few minor repairs were identified. Although the contract was technically “as-is,” I chose to personally cover the cost of these repairs rather than risk the momentum of the deal or bring “bad ju-ju” into my clients’ new home. This gesture fostered a sense of immense goodwill; in return, the sellers graciously allowed numerous post-contract visits so my buyers could coordinate decorating and plan their desired improvements before move-in.
Palm Place: Sold Before the First Open House
Success often breeds more success. After the Savoy deal was finalized, I entered into a marketing agreement with my buyers to sell their current residence at Palm Place (755 S. Palm Ave).
The Power of Targeted Marketing
Palm Place is a hidden gem with incredible bay views, but it requires a specific marketing touch. My process was swift:
- Professional Media: We completed high-end photography to showcase the unit’s unique vantage point.
- The “Sarasota Perry” Network: Before the listing even hit the broad market, I circulated the new photos to a curated list of interested buyers.
- The Result: A deal was struck after only one private showing, proving once again that the right network is the most powerful tool in real estate.
